Looking to buy a new home? The new home design, such as kitchens and bathrooms seem to be the showstoppers when touring a home. However, you might be missing one of the most key aspects of a home, the roof! It is what keeps the whole structure from suffering the elements. There is a lot to consider! We have some tips on what new home buyers should look for and be aware of.
#1 Check Out That Home Inspection Report
Most of us do not have the roofing knowledge to tell if that dangling shingle is a warning sign or just needs to be nailed back in. Thankfully, we have home inspectors that give a home buyer inspection! Make sure you pay close attention to your roof inspection report. When there are red flags it is best to call a professional roofer to check it out. Before buying the home you should know the age of the roof and the condition.
#2. There is No Such Thing as a Bad Question
Even if you just have doubts or are a little concerned, it is best to call a professional when considering buying a new home. Ask them all the questions you can think of. Make sure that when a question pops into your head write it down for easy recollection. Also, jot down the inspector’s advice. Google might be at your fingertips, but it is asking too much to trust the general public with your future investment.
#3. Questions for the Seller of the New Home
It’s not a bad idea to ask the seller questions. They might inform you of a current warranty, work that has been done, replacement time, and anything else that might be helpful. Usually, they will be quick to provide receipts, but if you don’t see any it’s not unheard of to ask to see some.
#4. What Insurance Will Cover
Most policies will not cover normal wear and tear, but will usually cover major damage. Coverage usually includes damage done by hail, trees, tornadoes, and other natural disasters. If storm damage requires you to replace the roof you will probably have a deductible. As a homeowner, always make sure you have money set aside for this. Here is a helpful article on roof replacement coverage.
Are You A New Home Buyer?
We don’t want you to stress too much about the roof, but it is a very important part of a home. When you do buy that home, take proper care of it to make it last as long as you can. It will get aged and damaged over time. Patching is necessary now and then. You might even have to replace it in your time at the house.
